SECTION 13 - GARAGES AND MOTOR FUEL FILLING STATIONS

13.1 - General Requirements

Where permitted elsewhere in these Regulations, public garages for storage, repair or other use, and filling stations shall be permitted only after approval of the proposed action by the Zoning Board of Appeals, pursuant to Sec. 14 of the Connecticut General Statutes.  Such approval must be obtained prior to submitting an application to the Planning and Zoning Commission for Special Permit and Site Plan Review in accordance with Sections 28, 29 and 30 (effective 12/6/03).

13.2 – Location

No facility under these Regulations shall have its vehicular entrance or exit within five hundred (500') feet from any school, church, public park or playground.

13.3 - Special Provisions

Any facility under these Regulations shall show, prior to approval that;

1.     No increase of traffic or fire hazard in the area.

2.     It will not depreciate the property values or essential characteristic of the area.

3.     No residential use of the property shall occur.

4.             No motor vehicles shall be stored or parked nearer to the street than the building line, and    that no repair of vehicles shall occur out of doors.

5.             No building containing less than fifteen hundred (1500) square feet shall be used for the       repair of motor vehicles.
