SECTION 5 - ZONING DISTRICTS
5.1 - Establishment of Districts

For the purpose of implementing these Regulations and consistent with the provisions of Connecticut General Statutes Chapter 124, Section 8-2, the Town of East Hampton is hereby divided into zoning districts.  The regulation of these districts shall include but not be limited to, the uses of land, buildings and structures, the size and height of buildings, the area of lots, size of yards, setbacks, buffers and signs.  The zone designations shall be established as follows.

5.2 - Zoning Map

The boundaries of these districts shall be as shown on maps established by the Commission entitled, "Zoning Map of the Town of East Hampton", dated September 15, 1990, revised as indicated, on file with the Town Clerk.  This map shall be declared to be a part of these Regulations.

5.3 - District Boundaries

Zoning District boundaries, unless otherwise noted on the Zoning Map, shall be construed as follows:


 1.        Following the center line of a street, highway, railroad, stream.

Where such lines are shown to be set back from streets, highways and railroads, they shall be considered parallel thereto and at distances as shown on the Zoning Map.


2.       Where zoning district boundaries are shown approximately following property lines, such property lines shall be considered as zone boundaries.


3.       The water surface and land thereunder and islands, in any lake, pond, brook, stream, wetland or water course shall be subject to the provisions of the regulations of the district in which they are located.
