LOT PREPARATION
1) A-2 survey Site Plan with wetlands identified by a Soil Scientist – Location of wetlands may require obtaining a wetlands permit or a permit for activities within an upland area..
2) Sewer – Permits to connect to public sewers must be obtained from Water Pollution Control Authority (WPCA) by licensed Drain Layer.
3) Septic System –
A) Soil testing done by the Chatham Health District
B) System designed by a Professional Engineer must be approved by the Chatham Health District
C) Licensed installer must obtain a permit for system installation.
4) Well driller must obtain permit from the Chatham Health District
PERMITS
1) Site plans (3 copies) and building plans (1copy) must be submitted with completed applications for building and zoning permits.
2) Allow two (2-3) weeks for permit reviews
3) Permits are not issued for foundations only
4) Value of construction should not include electric, plumbing or mechanical (heating system or central air conditioning) as these permits are obtained and paid for individually

INSPECTIONS
Inspection requests should be made at least 24 hours in advance and include the following:
Footings, Foundation (before backfill), Temporary electric service, Framing, Rough plumbing, Rough Electric, Insulation, Fireplace throat, Permanent electric service (meter), and Final for a Certificate of Occupancy

All permits completed and on file
All inspections reports on file
“As-Built” Site Plan (2 copies showing house location, well & septic)
Copy of water analysis for potability
Copy of receipt of sewer charge payment
Well report (supplied by driller)
Permit to Discharge issued by Chatham Health District
Final inspection for grading; house number; all entrances and exits lighted and secured with proper stairs/steps and handrails; all required safety systems; interior doors on all bedrooms; and one working bathroom and kitchen. Conservation easement markers in place
*Cosmetics (carpets, interior trim, paint/wallpaper/paneling) are not required for a C/O
*Driveway/apron paving is not required for a C/O if bonding is in place
