General Application Procedure
Summary

Preliminary discussion with planning office

Environmental Review Team review, where applicable

Application to PZC, IWWA & Conservation where applicable

Review and comment by appropriate staff

Revisions to application in accordance with staff comments

Commission meetings and hearings where applicable

IWWA commentary required prior to PZC approval

Planning and Zoning
         Site Plan- mylar may be required, all approval letters shall be placed on the mylar
         Modification of site plan-  same as above
         Special Permit- same as above, also a special permit form must be filed with the Town Clerk
         Subdivision- mylars must be filed. All approval letters must be placed on the mylar

In all cases subdivision filing is $20.00 per page all others are $10.00 per page. Special permit is $13.00

In the case of a subdivision the following requirements are also applicable

A bond filed prior to any construction as approved by the commission
A pre-construction meeting with appropriate staff
A Developers agreement must be signed and submitted to the Planning office
A developers fee in the amount of 3% of the total bond amount must be submitted
Conservation easements for any lots must be reviewed by staff and filed

In the case of new road development/ approval or town road improvements:
Request for road approval or bond reduction in writing
Bond reduction may be allowed at the specified time,  with approval by the Town engineer
An A2 survey including all meets and bounds
Approval  of construction by the town engineer and public works  
Warrantee deed and any drainage easements submitted to staff for review
Deed submitted for any open space, to be reviewed and filed
Approval by PZC and Town Council
Filing of all  required deeds and mylar for road
