PROCEDURE FOR BUILDING PERMITS
Forms

Building Permit - for all construction, may be issued to the homeowner except if it is multi -family or commercial
                            Taxes must be paid before issuing a building permit
Zoning Permit - for all construction requiring a site plan, and applications for signage
Electrical- self-explanatory
Mechanical- for heating, air conditioning, in ground tanks (installation & removal) license required
Plumbing- self-explanatory
Electrical, Plumbing and Mechanical Permits require copy of updated license if you are a company; a copy of the company's license and a letter from the company authorizing the applicant is necessary

Other Permits
Burning Permit- issued by Fire Marshall
Blasting Permit - issued by Fire Marshall
Driveway/road permit, Driveway Bond  _ see Public Works Department


Requirements

Two copies of (1) site plan and (2) building plans
Complete information on construction
Building/Zoning applications also need a Workman's Compensation Form
If you are constructing an addition or garage that will be connected to septic system, Health Form will also be needed


Setback (bulk table) Requirements (see Setback Requirements)
All structures must comply with the setback requirements of the zone
Accessory structures not larger than 12' in height and 200 sq ft can be placed up to 6' from the property line
Garages (see sec .20.4 of the zoning regulations)
Fences - no permit required if not taller than 8 ft
Any application unable to comply with the requirements must apply for a Variance with the Zoning Board of appeals

Procedure
Applicant files for building permit
Fees collected
2 copies of site plan
2 copies of building plans (complete construction information)
Building permit should be displayed on site
Be sure your street address is noted on the application, along with the developer's lot #
Call in at least 24 hrs in advance for inspections
When you are ready for a c/o follow c/o requirements as listed in New Home Construction Sheet
Building official does final inspection
C/O sent to applicant


Check site plan to insure that all construction complies with the bulk table requirements. If not a ZBA variance may be required.

NOTE: The following must be completed before a building permit can be issued
All taxes must be paid on a property
Any applications that required either a ZBA variance or Special Permit must be filed in the Town Clerks Office
All Mylar requirements must be filed including those for Subdivision


Prior to Construction
All bond requirements must be filed
All Erosion & Sediment controls must be in place and inspected by staff
